This isn’t another job. It’s your business.
Whether you’re thinking about getting licensed or you’re already selling and want more support, I’d love to show you how we work and what’s behind you here.
Talk with meWhy work with me
I’m building a team, and I’m building it by teaching. Before real estate I was a contractor, a facilities coordinator and a chef, and I studied web development along the way. I’ll share the systems I use every day and help you set them up for your own business.
Systems, taught step by step
Lead capture, follow up and the KW business models, set up with you so you understand how they work, not just where to click.
AI that works for you
I’ll show you how to use AI to write, plan, research your market and handle busywork, so more of your time goes to people.
An online presence that brings leads
Your website, social content and market reports, built with you and made to keep working while you sleep.
Coaching built around you
We’ll start with your goals, your schedule and your strengths, then build a plan that fits your life instead of a one size fits all program.
Always in your corner
Questions before a big appointment, a script to practice or a deal that needs a second set of eyes. Call or text and I’ll help you work it out.
Straight answers
No hype. I’ll tell you what the business costs, what it takes and what support you’ll actually get.

Getting licensed in Washington
- Be at least 18 with a high school diploma or equivalent.
- Complete 90 hours of approved education: a 60 hour Real Estate Fundamentals course and a 30 hour Real Estate Practices course. You can take these in person or online, and Keller Williams has its own program, KSCORE, with scholarships available. See your school options.
- Pass the Washington State and National broker exam.
- Join a brokerage and activate your license.
| Pre-licensing course* | $200 to $500 |
| State and national exam* | $210 |
| DOL licensing fee* | $233 |
| NW Multiple Listing Service*/** | $600 |
| Supra eKey* | $14.99/mo |
| REALTOR association dues*/** | $698/yr |
| Office costs*** | About $100/mo |
Your office costs include:
- Your own branded Keller Williams website
- KW Command, the Keller Williams CRM: your contacts, follow up, marketing and transactions in one place
- Office printing and other costs, depending on how much you use them
Think of it as an investment in your business, and remember that KSCORE scholarships may cover your coursework.
* Estimates only. Fees are set by schools, the state and industry associations, and they change over time.
** Some fees can be split into payments, such as twice a year, instead of paid all at once.
*** Office costs are approximately $100 per month. The exact amount depends on your office and how much you use.
Profit share, in plain English
When an agent joins any Keller Williams office and names you as their sponsor, you share in the office owner’s profits. It’s paid the month after the office has a profitable month.
After 7 years and a day you’re vested, and you can leave your profit share to a beneficiary.
Share of the profit share pool by sponsorship level.
Common questions
Do I need experience?
You don’t need any real estate experience. Your licensing courses teach you the law, contracts and how a transaction works, and Keller Williams training picks up from there with coaching, scripts, a productivity coach and a designated broker who guides you through transactions and forms.
What does carry over is the experience you already have. If you’ve worked with customers, run a job site, managed a schedule, sold anything or handled money, you already use the skills this business runs on. I was a contractor, a facilities coordinator and a chef before this, and every one of those jobs shows up in my work now.
What you do need is the willingness to treat it like a business: talking to people every week, following up, learning the tools and showing up when no one is making you. If you’re ready to invest in yourself and build something that’s truly yours, with income that isn’t capped by a salary, let’s talk.
Can I join if I’m already licensed?
Yes. Let’s talk about where you are now and what kind of support would help you grow.
How fast can I get started?
It depends on how quickly you finish your 90 hours and pass the exam. Many people finish the coursework in a couple of months at their own pace. I’m happy to walk you through a realistic timeline and help you pick a school that fits your schedule.
Which real estate schools can I use?
Any school approved by the Washington State Department of Licensing works. Local and online options include Rockwell Institute (classes in Bellevue or online), Kaplan, and several online-only schools you can do on your own time.
Keller Williams also has its own program called KSCORE, built with Kaplan. It pairs your licensing courses with KW career prep, and scholarships may cover your coursework. State licensing and exam fees are still on you. Ask me and I’ll tell you what’s available through our office right now.
Do I have to join Keller Williams if I use KSCORE?
Enrolling doesn’t commit you to Keller Williams. Each student is sponsored by a local KW office, so let’s talk first and I’ll help you get set up.

Tell me a little about yourself and I’ll get back to you within one business day.
